General
BasaiNepal is a curated real-estate marketplace for Nepal. Every listing on our platform is reviewed by our team before it goes live — no fake photos, no bait-and-switch, no stale prices.
Yes. We currently have verified listings in Kathmandu, Lalitpur, Bhaktapur, Pokhara, Chitwan, Dharan and Biratnagar, and we are expanding into Butwal, Birgunj and Itahari over the next quarter.
Renting
Phone, WhatsApp and owner details appear on the property detail page once you sign in. We gate contact information to a free account to protect both renters and owners from spam.
BasaiNepal itself does not charge tenants. Some listings have an owner-side commission stated on the property card — this is shown transparently before you contact the owner.
Buying
Listed prices are the seller's asking price. Most sellers expect a 3–8% negotiation window. Our managers can help you anchor a fair offer based on recent comparable transactions in the same area.
We strongly recommend it. While the registration happens at the Malpot office, a lawyer or experienced advisor will catch issues with title chains, joint-ownership disputes, and easement rights before they become expensive.
Selling
Only verified admins and managers can publish listings — this is how we keep listing quality high. To list with us, contact our team via the Contact page and a manager will arrange a verification visit.
Once your property is marked sold or rented, it is removed from public listings and archived with the buyer or tenant details and any agreed commission. You retain full access to the archived record from your dashboard.
Account
You can request deletion any time from your profile settings. Account deletion is permanent — favorites, comparisons, saved searches and reviews are removed within seven days of the request.
Email verification protects the integrity of reviews and inquiries on the platform. You only need to verify once. We never share your email with property owners or third parties.
